July 2026 Northern Colorado Market Update

Last month we talked about a market moving at different speeds depending on where you look, and the official July numbers below continue that story. Momentum varies by county, so the right strategy depends on your neighborhood.

• Larimer County: Demand keeps building — closed sales jumped nearly 18% year-over-year, and the median price inched up about 1%.
• Weld County: A balanced, buyer-friendly market — inventory is up 7% and prices eased 2%, with single-family homes selling faster while condos move at a more relaxed pace.
• Boulder County: The squeeze is a single-family story — that segment’s inventory is still down about 13%, while the condo/townhome market added supply and prices held essentially flat overall after years of big gains.
