September 2026 Northern Colorado Market Update
As we move into fall, the September numbers reflect the seasonal shift we see most years: more homes coming to market and fewer sales than during the busy spring and summer months. That added inventory is giving buyers more choice and negotiating room, while steady prices continue to protect sellers’ equity across Northern Colorado.
- Larimer County: Inventory rose 13.4% year-over-year while closed sales eased 18.5%, yet the median price held near $530,000 and homes still sold in about 63 days.
- Weld County: Homes for sale climbed 13.7% — the largest inventory gain in the region — as closed sales slowed 15.5% and the median price held steady at $487,250.
- Boulder County: Prices bucked the regional trend, up 4.0% to $737,500, with inventory up 6.2% and well-priced homes moving in about 55 days.
With more homes to choose from and prices holding mostly steady, there are opportunities on both sides of the market.
