August 2026 Northern Colorado Market Update

As summer winds down and we head into fall, the August numbers reflect the pattern we’ve seen in past years of a cooling market after the busier spring and summer seasons. This shift creates new opportunities across all three counties, though the story varies depending on your neighborhood.

• Larimer County: Closed sales dipped 7.5% year-over-year, but inventory is up 7.2% and homes are selling 10% faster. Prices held nearly flat at $550,000.
• Weld County: Inventory climbed 8.5% while closed sales dropped 13.4%. Prices stayed steady at $489,900, giving buyers more options and negotiating room.
• Boulder County: Closed sales fell 20.4%, yet well-priced homes moved 11% faster. Inventory remains tight at 1,479 homes, with the median at $700,000.
